The construction of the Jakarta MRT has defined Lebak Bulus to be one of Transit Oriented Development Areas, according to Peraturan Daerah Provinsi DKI Jakarta No. 1 Tahun 2014 tentang Rencana Detail Tata Ruang dan Peraturan Zonasi Pemerintag Provinsi DKI Jakarta, there is no regulations saying Lebak Bulus will be developed as Transit Oriented Developent Area. Therefore, this study will discusses defining building intensity for Lebak Bulus Transit Oriented Area Corridor based on roadway capacity. This research is an exploratory research using quantitative and qualitiative research methods that take into account the existing volume per capacity ratio (VCR), VCR based on scenarios and defining the optimum building intensity for the Lebak Bulus Transit Oriented Area. Currently, the Lebak Bulus Transit Oriented Development Area has an FAR value of 1.2 for the sub-land use of National Government (P1), Trade and Services (K4)1,2, Offices (K1) 2.0, and Worship Infrastructure (S3) of 1 ,6. With these FAR values, the VCR value is above 0.45 where this is the limit value for the primary arterial roadway to work optimally. To define the optimum building intensity for the Lebak Bulus Transit Oriented Development Area, it is necessary to calculate the roadqay capacity, through traffic and load factor of MRT. The existence of the MRT as a rail-based public transportation in the Transit Oriented Develoment Area can generates more trips which it weights on defining the value of building intensity in that area. Based on the calculation results, the optimum FAR value for the Lebak Bulus Transit Oriented Development Area is 1.2 for the National Government (P1), Trade and Services (K4) sub-land use of 3.4 on JKT-Bogor Roadway. On Ir. H. Juanda Roadway in the Pre-Worship Facility (S3) sub-land use has a FAR value of 2.0, Offices (K1) 3.8, and Worship Infrastructure (S3) of 6.9. Office sub land use (K1) on Metro Pondok Indah has FAR value of 5.7. text
