THE SOCIO-ECONOMIC TRANSFORMATION AROUND LARGE-SCALE LAND DEVELOPMENT OF SUMMARECON BANDUNG AND TEGALLUAR TOD

Currently, large-scale land development is increasingly being carried out, especially in peri-urban area as a relatively conflict-free zone with adequate land availability. Large-scale land development has a broad and long-term impact on the community. This can result in socio-economic transformations such as population migration, changes in occupations, and increases in household income. In addition, there will be a change in orientation from rural-based activities (agriculture) to urban-based activities (trade and services). This tends to occur in the areas around the large-scale land development of Summarecon Bandung and TOD Tegalluar. However, the socio-economic transformation of the community has so far not been clearly identified. This study describes the socio-economic transformation of the community around the large-scale land development of Summarecon Bandung and TOD Tegalluar. The social economy of the community here is focused on several factors of change, which are migration, the structure of livelihoods, and household income and expenditure. The designated study areas consist of five villages, Cisaranten Kidul, Rancabolang, Cimincrang, Rancanumpang, and Tegalluar. Through qualitative and quantitative approaches, the analysis of the data from the community household questionnaire was carried out using descriptive analysis and descriptive statistical analysis. The results shows that there has been a socio-economic transformation in the community around the large-scale land development of Summarecon Bandung and Tegalluar TOD. This, however showing unsignificant changes among other things, can be seen from the increase in the proportion of immigrants in the study area, changes in the structure of livelihoods with increasing jobs in the secondary and tertiary sectors, as well as an increase in household income and expenditure. These various transformations are not closely related to the large-scale land development of Summarecon Bandung and Tegalluar TOD.
