Summary:Housing is an essential needed by generation Y and Z as the world most dominating population, including in Indonesia. Preferences from these generations become very important in influencing various markets including the residential market. These generations have limited financial ability to buy houses. At the same time, land prices keep increasing which make it increasingly difficult to buy a house, especially in downtown area. In addition, urban life and urbanization have cause the society to be more individualistic so efforts are needed in designing housing that can accommodate social interaction. The purpose of this research is to identify designs that accommodate the needs of these generation and social interaction. In this research, a case study was conducted in the Aerotropolis area of Kualanamu Airport, Deli Serdang. This area is undergoing regional development that is integrated between aircraft, train and highway modes, as well as multi-function facilities including commercial centers, offices, and housing. Data were collected through literature studies and online questionnaires. The literature study is related to preference theory, social interaction in housing, and comfort in housing. The distribution of questionnaire was carried out to obtain data on the preferences of prospective users, that is the people of Medan City and its surroundings aged 18 to 40 years. The collected data are then analyzed, and the design criteria are obtained. The design criteria are divided into three categories, such as the site plan, plots, and units or buildings. Through these criteria, the physical design of housing that accommodates social interaction is in the form of courtyard housing, the availability of shared facilities according to user preferences, and the implementation of the concept of compact housing in the interior design.
