Summary:Land has a value that can increase due to the provision of infrastructure. In 2019, the phase 1 of MRT Jakarta officially operates with North-South corridor from Lebak Bulus to Bundaran HI which has 13 stations. Based on previous studies, the existence of rail-based public transportation will increase the price of residential land around the station. The increasing value of land can be utilized by applying the Land Value Capture (LVC) principle. However, in the case of MRT Jakarta, the effect of the existence of Phase 1 MRT Jakarta Station on the price of residential land is not yet known. Therefore, there is a need for research that identify the influence of Phase 1 MRT Jakarta Station to its surrounding residential land prices. This study uses content analysis to determine the factors that influence residential land price based on Hedonic Pricing Model (HPM) and spatial lag model regression to formulate a residential land price model around Phase 1 MRT Jakarta Station. The result of this study indicate that the effect of the existence of the Phase 1 MRT Jakarta Station on the price of residential land in the vicinity is still not visible., but there are 6 variabels that influence it, namely property type, land area, flooding, population density, crime, and distance to green open space
