The phenomenon stimulates the demand of professionals in the market who have higher education background, which also increases people’s participation to study in universities or any other higher education institutions. The lifestyles of middle- and upper-class society have been changing following the trend. Going to college after highschool becomes a normal lifecourse, while the students usually live separately with their parents in the area near campus. This research sets Jatinangor Higher Education Area as its case study which houses four campuses, namely ITB, UNPAD, IPDN and IKOPIN. Jatinangor is nominated as the Provincial Strategic Area of West Java with its main function as an area to develop higher education activities, as stated in West Java Governor’s decree No. 583/SK-PIK/1989. With the influx of huge student population in the study area, it generates studentification as marked by the transformation in the dimension of physical, economic, and sociocultural. Studentification is an ambivalent process, therefore the so-called transformation must be carefully understood so that Jatinangor can give positive impacts to local communities. This research uses mixed method with exploratory sequential strategy. The result of this research shows that studentification in Jatinangor significantly generates its physical transformation which is signified by the expansion of student living area in the form of HMO and PBSA/apartement. Its land price also skyrockets, and student-based business prosper especially in the area near campuses. Jatinangor becomes the area with the highest population density in Sumedang Regency. However, studentification in Jatinangor has not well managed. As a result, there are problems occur in Jatinangor such as excessive waste, congestion, the diminishing of social cohesion and social displacement of local people. text
