Summary: | North Jakarta Administrative City is the only city in DKI Jakarta that has directly adjacent to the sea, known as the coastal or the waterfront area. Nowadays, the condition to enjoy the waterfront area and experience the city with sea view, cannot be obtained easily. The disconnection between the people, city, and the sea and the lack of good quality public spaces on the waterfront area makes it necessary to reconnect the people, city, and the sea.
This project aims to open up accessibility and provide space to reconnect people and the sea. This project is on empty land owned by PT. Pelabuhan Indonesia II, located on Muara Baru Ujung Gedung Pompa Street, Penjaringan, North Jakarta, part of the Historical Sunda Kelapa Harbor Area. The Sunda Kelapa Harbor area is the only area on the coastal Jakarta that can be interfered to reopen and reconnect the city and the sea, with the aspects of being publicly accessible, public transportation accessibility, and linkages to tourism and surrounding landmarks. This project's functions are commercial and public space, as an activity generator that adds to the experience of enjoying the coastal or the waterfront area of North Jakarta.
This project's land area is 20,000 m2. The land has the regulations of GSB 5 m, GSP 10 m, KDB 30%, KLB 1,2, KB 4, KDH 45%, and RDTR for Office, Trade, and Service Zones Low KDB, Sub-Zone K.3. The main design issues are the blocked visual access by the sea wall and a wetland site. The final design results are a 4-story main building facing the sea, three 2-story supporting buildings on the landscape area, and commercials and public spaces on the waterfront and landscape area. The structure used is a 40x40 cm concrete column and a 30x60 cm concrete beam. |
