This building is planned to be located in Kebagusan Village, Pasar Minggu District, South Jakarta City. The building with a footprint of 2,415 m² has 18 floors with 3 basements. The building is 87.8 m high with a 12 m deep basement. The piping design in Office Building B carries the concept of a green building that utilizes a rainwater harvesting system. The standard used refers to the Indonesian National Standard. There are three alternatives to the clean water supply system, there are the booster pump system, the water tower system, and the rooftop system. Each alternative is combined with a one-shaft and two-shaft system. The system used in providing clean water is a roof tank system which will then distribute water to all plumbing equipment using a gravity system and a booster pump. The source of water used comes from PT. PAM Lyonnaise Jaya with a total water requirement of 336 m3/day. In the rainwater harvesting system, rainwater captured by the roof of the building will be channeled to the storage tank by gravity and then processed using the processes of neutralization, filtration, and disinfection. There are four alternatives in the filtration process, using activated carbon-silica sand, and zeolite-silica sand. Each system is combined with dual media and single media systems. The chosen alternative in the rainwater treatment process is the neutralization process using NaOH, filtration using zeolite-silica sand with dual media system, and disinfection using chlorine. After being treated, the water is channeled to the upper reservoir to be used as a water source for plumbing, sprinklers, and hydrants. In the fire prevention system itself, 11.37 m3 of water is needed to flow 46 hydrants in the hydrant system and 11.25 m3 of water to flow 2578 sprinklers in the sprinkler system for a fire duration of 30 minutes. Installation of the entire system requires a fee of Rp. 13.269.851.591. For the project to continue to be implemented, it will cost around 50.26% of the total revenue. And for the sustainability of the operation and maintenance of the plumbing system in building B, it costs around 3.59% per year of the total cost of entry. The cost of income comes from building rent, assuming the area of the building to be rented is 60%. text
