Summary:The increase in population in urban areas has increased the need for housing. With the increasingly limited availability of urban land, these needs can be met through the construction of vertical housing. Cheap and middle-class apartments are the most desirable apartment groups because they follow the economic capabilities of the majority of people. Thus, the construction of low-cost and middle-class apartments in Indonesia will continue to grow, and one of them will occur in the city of Bandung. However, this apartment development can have a bad impact on the environment. To reduce these impacts, a development that refers to sustainable development is needed, including building footprints. Currently, many designers still ignore the issues of building site development. The application of sustainable site development criteria such as those in the appropriate land use category for green buildings also needs to be improved. There have been studies evaluating site management based on appropriate land use criteria. However, there has never been a similar study that discusses the site's management in low-cost and middle-class apartments in the city of Bandung. Therefore, this study aims to evaluate the green performance of appropriate land use in low-cost and middle-class apartments in the city of Bandung and identify the weaknesses, strengths, and potential improvements of the existing site development. This research is qualitative with data collection methods through literature studies, field observations, photo documentation, and online questionnaires. The research sample was selected using a non-random/purposive sampling method. This study identifies the appropriate land use assessment criteria through a literature review. The second stage of the research is to collect existing site data for low-cost and middle-class apartments through literature review, field observations, and photo documentation. Furthermore, an analysis of the green performance of appropriate land use is carried out through the obtained fulfilment points. The third stage is divided into three parts. Stage 3A, namely conducting a literature study to determine the existence of regulations that support the fulfilment of appropriate land use criteria. Stage 3B distributes questionnaires to designers to determine their knowledge and perceptions of the ease of applying appropriate land use criteria. Finally, an analysis of the strengths, weaknesses and potential improvements were carried out based on the existing green performance of appropriate land use, the existence of regulations, and the designer's perception. The study results found that the green performance of appropriate land use from low-cost and middle-class apartments in Bandung was still low. This performance is not affected by the selling price of the apartment. Then, there are still few regulations that support the application of appropriate land use criteria. Most of the criteria are considered easy to apply by most designers. The weaknesses of the existing site development relate to the provision of green areas, site selection, site circulation, pedestrian and bicycle user facilities, non-roof albedo values, and rainwater runoff management. Meanwhile, the advantages possessed by this apartment footprint are related to the fulfilment of public facilities and infrastructure, ground floor accessibility, and the albedo value of the roof area. Several improvements need to be made, including improvements from designers, apartment managers, local governments, and adjustments to the appropriate land use assessment criteria themselves.
