Description
Summary:Commercial area is described as an area dominated by the use of its space for trade activities and services. Commercial area that is able to provide a comfortable atmosphere, complete and safe facilities is a trade facility that is able to survive and attract consumers consistently, but this has not yet been fully realized in Pasar Tengah Commercial Area of Bandar Lampung which is one of the shopping areas in the region that prioritizes the trade and service sector. Ineffective circulation system, irregular street vendors, poor pedestrian ways conditions, and the absence of public and safety facilities are problems that need to be resolved to optimize the function of the commercial area. Therefore, a design plan for Pasar Tengah Commercial Area of Bandar Lampung is needed to provide an alternative solution to the problem of the commercial area and support the realization of the spatial planning objectives of Bandar Lampung City. This type of research is a prescriptive research to get suggestions in solving certain problems and using descriptive qualitative analysis in preparing the design concept. Formulation of the design is using the fragmental method with Problem Solving design method. The results of the study conclude that this commercial area design concept can be applied to Pasar Tengah Commercial Area of Bandar Lampung City based on the potential that exists in the area. However, taking into account the limitations in the formulation of design principles in the form of the ownership status of the shopping units and the spatial planning direction of Bandar Lampung City, the shopping area development plan is focused on the scope of structuring and renovating shopping buildings and supporting activities, circulation system engineering, signage procurement, green open spaces, and completeness of trade facilities, renovation of pedestrian ways facilities, and preservation of non-trade buildings. The application of the design concept can solve several commercial area problems such as the accumulation and inconsistency of vehicle parking, the lack of pedestrian ways and variations in signages, the absence of green open spaces and proper spaces for street vendors.
