INSTITUT TEKNOLOGI BANDUNG https://digilib.itb.ac.id/gdl/view/62892 The demand for housing and settlements will always be related to population and household dynamics. The high rate of population growth in urban areas also has an impact on the increasing demand for housing. Responding to the high demand for housing, the construction of new housing is increasingly being carried out by both the government and private developers. However, the phenomenon in the field is that new housing tends to be built by following certain standards to produce a mass design concept. This leads to boredom which results in modification or even abandonment. Residents' preference factors need special attention in residential real estate projects so that housing units are not neglected. The application of the design collaboration concept in residential real estate provides an opportunity for residents as unit owners to participate in the planning and design development process so that the provision of housing will follow the residents' preferences and provide satisfaction. The purpose of this study is to examine the preferences of owners of residential real estate units in the city of Pekanbaru and its surroundings to conduct design collaborations with developers. Preference studies include collaboration preferences, collaboration patterns, and collaboration products. A qualitativequantitative mixed-methods approach was used to analyze the data obtained from the respondents. Data collection is done online through the google form application which is widely distributed and free (non-random sampling) with a purposive sampling technique. The results show that the collaborative design process for residential real estate occurs at supply and demand-based participation levels. To participate based on demand, 3 aspects need to be considered by developers in planning the design of housing units, namely the ease of space modification, improvement of material quality, and horizontal building development. text
