The development will change the land uses, creates certain concentrations and changes the surrounding areas, from predominantly rural characteristics, to peri-urban characteristics an area with combination of rural and urban characteristics. This transformation seems to occur in the surrounding areas of <br />

Bumi Serpong Damai (BSD), but it has not been clearly identified yet. This study explains the socio-economic transformation in peri urban society close to large scale land development of BSD. The research focus on some variables of socioeconomic condition, i.e : migration, jobs, income and outcome of the households. The research is descriptive analysis in nature, it utilized statistic descriptive analysis and frequency distribution of households questionnaires in four kelurahans (sub subdistricts). <br />

The research areas were Kelurahan Rawa Mekar Jaya, Rawabuntu, Jelupang and Cilenggang, which are part of Kecamatan Serpong Kabupaten Tangerang The result shows that sosio-economic condition of the people living close to large scale land development of BSD have been significantly transformed, especially in migration, <br />

jobs, income and outcome of households variables. The transformations can be seen from increasing proportion of migrants in research areas, changing of jobs structure, <br />

<br />
<br />
<br />
increasing of secondary and tertiary sectors, increasing of households income, and also increasing of households outcomes for non-primary needs. The transformation is <br />
<br />
<br />
<br />
<br />
<br />
triggered by land development in BSD, such as the growth of industries and commerces in BSD which occur job opportunities and attract people to migrate to the surrounding of BSD. <br />
