Summary: | Property industry in Indonesia still dominated by conventional property, but on early 2014, there was a new comer called sharia property. As a new industry, sharia property in Indonesia still faces a lot of problems, such as conflict of interest between stakeholder, support from another industry, the awareness of sharia principle, and so on. Sharia property is predicted to have a good prospect in Indonesia, since Indonesia is the biggest Moslem country in the world. The awareness of halal lifestyle should be generating positive impact to sharia property industry. Not only house, sharia property is now offering commercial product such as shophouse. This product will complement the pre-existing property investment. As usual, the new product will face some problem according to different needs and wants. So, the developers need to understand the needs and wants from buyer (owner) and renter. So, the sharia shophouse need to be re-examined in order to find the advantage and balancing the stakeholder’s interest.
The aims of this study are determine the definition about sharia shophouse and what factors that influence people to buy sharia shophouse. In depth interview and online questionnaire will be conduct to get insight and obtain new finding. The result from in depth interview is keywords that classify to several factors and proposed as conceptual framework. The online questionnaire is conduct to get preference from people around Bandung about sharia shophouse based on proposed factors. This study will be analysed using descriptive approach and multilinear regression analysis. The proposed factors that find from in depth interview are location, payment systems, shophouse management, developer’s reputation, agency, also facility and occupant.
The study determine sharia shophouse is more on a payment method, without interest, without fines, without confiscation, the installments can go directly to the developer, and there are different prices for hard cash, soft cash, and credit. From the data analysis, it finds that from six proposed factors, there is only payment systems that influence people to buy sharia shophouse. So, the developers should be more focus on make an interesting payment system. This finding is also a challenge for sharia developers to make a great breakthrough according to another factor, because if in the future people doubt with their payment system, there is no reason for them to buy sharia shophouse. |
