COLLABORATIVE HUB: RENTAL OFFICE AND COWORKING SPACE IN TEBET, JAKARTA SELATAN

In the 21st century, the most company are adjusted to the conventional office system of fixed time and place of work. However, the millennials, as the largest workforce, are challenging the conventional office system. The conventional office system has a hierarchical structure, monotonous workflow, lack of interaction and collaboration between workers, and an inflexible work environment creating an atmosphere that is not conducive for millennials to be productive. As technology and the digital economy develop in Indonesia, the millennials are interested to work in the digital creative industry and building startups. Offices with the old system are out of character for millennials’ behavior and startup companies that require more creative and innovative ideas. Millennials need a place to work with a new concept to increase their creativity and productivity at work. This project aims to accommodate the startup community that can support the development of startup companies. This project is located in Tebet with a land area of 8500 m2. Tebet area is located close to the city center of South Jakarta as a startup business center area that can support the activities of startup community. This project consists of rental offices, co-working spaces, and supporting facilities which will be prioritized for cockroach and ponies stage startup companies. The analysis shows that the design issues include a healthy work environment, accommodating workspace for startup behavior, and cooperation between different startup levels. Through this design, millennials can work in an environment that supports social interaction, creates a flexible, collaborative work system, prioritizes work-life balance, and creates a positive experience in the workplace.
