Summary:Bandung District is an area that has implemented several land certification programs both at the request of the community and programs from the government. In addition, Bandung District has a strategic position because it is a regional traffic gate and is in the middle of the strategic development area of Bandung City–Cimahi City–West Bandung District. This makes the condition of Bandung District dynamic, and this condition certainly affects the community, especially the land. This research was conducted because of several problems that occurred in Bandung District such as the percentage of land value is still low, land value inequality, low land tenure and certainty of land area, low land security index, and low public awareness of the importance of land certification. For this reason, this study aims to examine the effect of land certification, and land area on land values in Bandung District. This study uses spatial autocorrelation analysis related to the distribution of spatial patterns of land values, and Wilcoxon test related to the comparison of land values between years, as well as panel data regression analysis which is a combination of time series data and cross section to see the extent of the effect of land certification and land area on land value with independent variables is land certification, and land area, and the dependent variable is land value in 31 sub-districts in Bandung District from 2015-2016, and 2018-2021. The results showed that there was a positive spatial autocorrelation with the distribution pattern tending to be clustered. The results of the Wilcoxon test show that there is a difference in land value between years showing an increase in the average value of land with a significant increase, except for 2019-2020 which shows that there is no difference in land value by showing a decrease in land value with an insignificant decrease. The results of panel data regression showed that the land certification variable had a significant and positive effect on land value and land area had no significant and negative effect on land value. The results of this study can be used as input for the central government and local governments, in particular land certification on land values prioritizing areas to be developed, as well as prone to conflict and land disputes, for example by prioritizing land certification activities and land value zones in areas that are starting developing (touched by development) in attention to the socio-economic conditions of the community
