Summary:Business environment has gone through a lot of changes lately due to the pandemic and the rapid advancement of technology. The pandemic created restrictions of mobility and gatherings of people which shifted people’s behavior to do a activities from offline to online. Besides, technology is developing very fast, which also supports the digitization of the activities. The pandemic has affected various business sectors, including the property management industry. Relife Property Management is one of the companies which is impacted a lot by the pandemic. Besides property, their business is very related to hospitality, tour, and travel industries. The business issues they are facing include the declining sales due to decreasing activity and the contracting economy, the difficulties in shifting offline to online work behavior, building brand presence in the digital world, and facing the workers’ turnover because of the unmanaged knowledge. In order for a business to survive in times like these, they need to have a good knowledge management (KM) system to be able to adopt to changes and solve these problems. With a good KM, they would not only survive, but also develop. The KM theories used for improving business competitiveness include PPT (people, process, technology), and the SECI Model. The exploration of the business issues, which is also conducted with internal and external analysis using Resource Audit and Porter’s Five Forces, indicates that the company already applied practices in managing their knowledge pretty well, but their practices are not based on the KM theories, not well managed, and able to be improved. This final project is focused on proposing the KM system and programs alternative that are compatible in the digital era to improve the company’s business development. The research done has resulted in a set of business solutions which contains a goal oriented diagram, a formulation of KM model based on PPT and the SECI Model including proposed knowledge conversion mechanism, and a KM road map. The solutions are hoped to improve the development in marketing, sales, human, and product and service of the company which will lead to the company’s business development. The implementation of proposed KM system and programs is begun in the preparation stage by the role and responsibility of the KM team, which consists of the HR team and IT team, and the top management. Then, followed by the participation of all employees in the implementation stage. There are also routine monitoring and evaluation stage of the implementation to make sure the practices run well.
