Summary:Transit Oriented Development Area is a concept of developing a public transportation-oriented area with development principles that encourage density, diversity, and support the use of public transportation to reduce people's dependence on private vehicles. In its implementation, the development of the TOD area in DKI Jakarta has several impacts, such as increasing the number of MRT passengers as a mode of public transportation in DKI Jakarta. Since it was inaugurated in 2020, there have been 5 (five) TOD Areas located on the Phase 1 MRT network, namely the Lebak Bulus TOD Area, Fatmawati TOD Area, M-Sisingamangaraja TOD Area, IstoraSenayan TOD Area, and Dukuh Atas TOD Area. To be able to find out the factors of the development of the TOD area that affect the Jakarta MRT passenger level, a study was carried out using multiple linear analyses. Based on the results of the analysis carried out with multiple linear regression analysis using the enter method, reviewing the variables based on the principles of developing the TOD Area, there are 5 (five) variables that have a significant influence including the Application of Health Protocols at Stations, Multi-Mode Integration at Stations, Number of Bicycle Knots, Land Use Mixture, and Built-up Area Density. Of the 5 (five) variables that have an influence on the number of MRT passengers, the Land Use Mixed variable has the greatest influence, which is seen based on the resulting coefficient.
