CONSTRUCTION MANAGEMENT DESIGN OF TRANSFER HUB: REVITALIZATION IN MANGGARAI STATION AREA

The Manggarai area is a node area for public transportation in the Jabodetabek area. This area has two transportation buildings, namely Manggarai Station and Manggarai Terminal, which are meeting places for various modes of transportation such as trains, city transportation, and buses. This area is planned to be the largest node area with Manggarai Station being the central station which has 18 active train lines. To support this plan, the DKI Jakarta Provincial Government plans to create a Transfer Hub facility consisting of fast lanes, commercial areas, and apartments. The facility with an area of 16,000 m2 is expected to increase circulation and accessibility of movement, tourism attraction, and the surrounding economic conditions. The scope of this design is to analyze environmental conditions, make Work Breakdown Structures, plan construction methods, volume quantification, cost estimates, and detailed scheduling for preparation work, dewatering and excavation work, commercial superstructure work, and apartment work. The estimated cost of this project refers to the Permen PUPR No 1 Tahun 2022 and the estimate cost value is Rp149.082.482.623,83 for the work analyzed. While the scheduling process using Ms. Project software and obtained the duration of work for 630 days or about 21 months.
