This area has a unique trade commodity that has existed since the construction of the area, namely salted fish commodities. The presence of Siheyuan buildings on local streets which represents the typical Hutong settlement pattern in the Chinatown area, also shows historical heritage in the Waringin Chinatown area. Currently, the Waringin Chinatown area is experiencing a decline in environmental quality and is deemed economically insignificant for a trade and service area located near the city center. This is evidenced by the number of vacant buildings in the area, the lack of green open space, poor mobility due to loading and unloading logistics activities on roads and street vendors' activities, liquid waste that pools on highways, and the conversion of trade and service buildings into warehousing functions. The Waringin Chinatown area was designed using an urban retrofit approach with the goal of improving the area's economic and environmental performance while also adapting to the climate and culture of the Chinatown area. The design method adopts a fragmental design process by reviewing and intervening in physical aspects (land use, building mass management intensity, green open space, circulation, parking and pedestrian paths), and non-physical aspects (cultural and economic) to finally issue a simulation. planning. The area is designed with a focus on improvement (fitting) by reducing space for motorized vehicles, increasing green space, and increasing the capacity of the area's commercial properties.
