Summary:The key objectives in a building construction project are to achieve the highest quality, at the most cost-effective, within the schedule agreed. These objectives are significantly affected by the inter-connected strength between the two stages of planning/design and construction. While there are many project delivery methods available, the most common two methods are the Design-Bid-Build (DBB) and Design-Build (DB). Although, there is only one word of difference, the process and planning involved with each method varies tremendously. In this final project, there will be two stages of research. Firstly, it is to compare the two major construction delivery systems, Design-Build (DB) and Design-Bid-Build (DBB) in Indonesia to identify the most effective and efficient in achieving the key objectives (highest quality, most effective cost, and least time). Secondly, it is to recommend the most ideal construction delivery system method with proposed solutions to the common challenges faced by PT Logos SEA Indonesia, which is one of the respectable warehouse property developers in Indonesia. The Analytic Hierarchy Process (AHP) analysis method, which entails 1) setting the goal, 2) determining the criteria and sub-criteria, 3) conducting pairwise comparisons, and 4) setting priorities for each alternative, are adopted by the author to formulate the best building method. In this research, AHP was performed by reviewing literatures and articles, conducted brainstorming sessions, and solicit response through survey questionnaires from industrial experts who are key people in developing PT Logos SEA Indonesia business strategy in both an internal and external environment. Based on the results of the brainstorming sessions and surveys conducted, it revealed five criteria in the form of Time, Cost, Control, Quality and Contractor Readiness. Also 10 (ten) sub-criteria consisting of Normal Schedule, Fast Track Schedule, Re-measurement Cost, Fixed Cost Lumpsum, Design/Project Scope Control Required, Design/Project Scope Control Not Required, Quality Control Required, Quality Control Not Required, Readiness/availability of In-house Design Team, and Use of External Design Team. These criteria will facilitate the selection of the two construction methods, which are the Design-Building (DB) and Design-Bid-Building (DBB). To conclude, the study has demonstrated that the Design-Building (DB) construction approach is the best method for PT Logos SEA Indonesia.
