Commerce means users are expected to enjoy shopping activities to meet their needs, productive means users are expected to work productively while in the office and unwind means users are expected to be able to unwind after work and shop when returning to their apartment. This project aims to close the distance between functions so that user mobility can be more efficient. Thus, motorized vehicle users can be reduced while increasing the desire to walk. The building to be designed has 2 basement floors, 26 floors in the apartment tower and 24 floors in the office tower. In designing this mixed-use building, it is necessary to construct a foundation that is able to withstand the load of the structure above it. In addition, with the existence of a basement, it is necessary to design excavations and retaining walls that are able to overcome soil failures that occur due to basement construction. The basements to be designed are located at an elevation of -3.5 m and -7.7 m, respectively. Excavation analysis was carried out using software PLAXIS 2DThe retaining wall used is a secant pile with a total wall depth of 20 m with a dimension of 1 m. The shape of the retaining wall is circular so that a flexible type of retaining wall is needed to be built. The designed depth is at an elevation of -10 m. The secant pile is designed using strut with a 350 x 350 H-Beam profile. The mixed-use building is designed to be on sandy soil with medium to very dense foundation raft-pile. In addition, the distance between adjacent columns and very large superstructure loads are the basis for choosing this type of foundation. The analysis to determine the lateral bearing capacity of the piles was carried out using LPILE, the reinforcement of the foundation was carried out using SPColumn, while the reinforcement of the raft was carried out manually through output the internal force text
