Summary:Survey mapping is a measurement activity to get spatial data. The spatial data consist of control points and point clouds. Survey mapping can be done above and underground. Underground (basement) is one or more floors of a building that are completely or partly below the ground floor. Basement can be used as office, warehouse, and laboratory, so that the assets inside the room should be managed well. Asset management is the process of developing, operating, maintaining, and selling assets in a cost-effective manner. The Research and Innovation Center of ITB is one of the buildings that have basement that consist of many assets. Building Information Modeling (BIM) is a digital representation of physical and functional characteristics of an object. The digital representation is captured as a 3D model and object-oriented information. Building Information Modeling can be used as a method for management asset, including for The Research and Innovation Center of ITB’s basement, since it is enable the adding of information to every model. In survey mapping, survey for horizontal and vertical control points and point clouds. The coordinate of horizontal and vertical points are used to register point clouds so the point clouds can refer to global coordinate system. Point clouds data after filtering can be used as the basis to make a model of an asset. The modelling method use scanto- BIM method and parametric modeling method so that all of the asset’s models can be made. For asset management purpose, every model is given the semantic information that refers to Industry Foundation Classes (IFC). Thus, in this research is being analyzed the objects which is categorized as asset. Besides, the analysis is done to examine the the similarity of order and size of each room inside the building to determine the modeling method. Based on the result of this research, by using cloud to cloud registration, point clouds can have a global coordinate. The using of parametric modeling can be done to make assets models for all of the room inside the building. The effectivity of management asset can be improved by using IFC because it is an open standard that enable its management can be done in many different software. Validation can be done visually to check the suitability of the model and the real assets.
