Summary:The Cultural Heritage Area is an area that used to be the centers of economic, social, and cultural activities that accumulate historical and cultural values (Shirvani, 1985). One form of the Cultural Heritage Area is an old town. Indonesia has several old towns, one of which is located on the island of Java, namely the Old Town in the Banten Lama Area. The Banten Lama Area is a cultural heritage area that has high cultural and historical value, is also a strategic area, and has tourism potential. However, the Banten Lama Area has not been optimal in accommodating its functions and is included in areas that are prone to flooding. There have been policy directions to overcome existing problems, but they are still general policy directions, and more operational directions and regulations are needed. The purpose of this study is to formulate the design principles of the Banten Lama Area to support the preparation of more operational policy directions in the future. In this study, a qualitative research method was used. The approach used in this study is an approach that uses the fragmental method. This study consists of four stages starting from primary and secondary data collection, then data analysis, next formulation of the area design principles, and finally the preparation of simulation of the area design principles. Referring to various theoretical studies and precedents that are then categorized using the 9 principles of urban design according to Kriken (Sustainability, Accessibility, Diversity, Open Space, Compatibility, Incentives, Density, Adaptability, Identity) and considering the characteristics, potential, and problems of the Banten Lama Area, 9 design principles for the Banten Lama Cultural Heritage Area were formulated, including: (1) Forming a sustainable area that pays attention to ecological preservation, location significance, social culture, land management, and use, (2) Designing an area with high accessibility that can be traversed on foot for public use and integrated with public transportation, (3) Forming an area with various destinations, attractions, and various supporting cultural and historical-based activities that are interconnected and have integration, (4) Forming an area that protects and encourages vistas, and streetscapes into the public domain, (5) Forming and arranging areas with compatible land use and functions, (6) Forming an area that involves stakeholders and the community in the interpretation of significance to foster a spirit and awareness of historical culture and form an area that has business partnerships in managing and increasing opportunities for the area to revive the area, (7) Forming areas with fulfilled infrastructure needs and availability of tourism-supporting facilities and infrastructure management of the water cycle, (8) Forming an inclusive area, (9) Forming a unique and attractive area by maintaining the character, significance, authenticity, and integrity of the area as the identity of the area.
