Summary:From year to year the need for land will increase, this is because there is a phenomenon of population growth which can affect the improvement of the quality and welfare of the population. Increasing population growth will cause the demand for land to continue to increase. With this increase, the value or price of land will increase along with the increasing intensity of population activities. One of the intensity of activities that can affect changes in the value or price of land is higher education activities, namely universities or colleges. This happened in the Arjawinangun area, especially in the villages of Kebonturi, Geyongan and Winong, which experienced an increase in activity and changes in land prices after the existence of the Cirebon Campus ITB. However, the dynamics of changes in land prices that occur in this area are still not well identified. This study aims to see the relationship between the existence of tertiary institutions and the dynamics of land prices that occur around them and how the pattern of land prices that occurs is related to the distance from the location of higher education as a center of activity. The data collection method is through interviews with land brokers, stakeholders, and the community around the ITB Cirebon Campus. The analytical method used is using a geographic information system to describe changes in land use and price, descriptive to explain how changes in land use and price occur in the study area, as well as multiple regression analysis with the backward elimination method to see what variables affect changes in land prices in area around ITB Cirebon Campus. The results showed that the development of campus-generated activities (rent rooms, restaurants, shops/stalls, photocopying, and internet cafes) had an effect on the magnitude of changes in land prices in the study area, although the effect was not as great as the general factors that could affect changes in land prices, including road width, distance to hospital, distance to market, distance to main road, distance to campus, population, availability of clean water and availability of electricity network.
