DKI Jakarta Province experiences rapid population growth every year. However, this growth was not accompanied by an increase in land area. This resulted in land prices that continued to increase, so that people tended to choose to live on the sub urban to avoid high land prices in the urban. This condition can cause high transportation costs, travel time, and reduce the productivity of people in the urban areas. Therefore, the development of mixed-use areas can be a solution to the problem of limited land. The Setiabudi TOD area has potential land to be developed into a mixed-use area. The existing condition is currently a problem because it has low intensity in high intensity areas. With these problems, it is necessary to design a mixed-use area supporting TOD Setiabudi. In conducting the research, the method to be used is the fragmental method with the following stages: data collection through observation and literature study; analysis of regional potentials and problems; formulation of vision, mission, goals, objectives, principles, and design concepts; as well as pouring it into planning products. The development of mixed-use area at TOD Setiabudi is expected to be a solution to the problem of limited land in DKI Jakarta.
