Summary: | Majalengka which will later be connected to the Cipali Toll Road. The existence of this toll road is
expected to provide easy accessibility and connectivity which can provide an increase in land value,
especially residential land around the Sumedang Toll Gate. The increase in the value of land around
the Sumedang Toll Gate is around 214% from 2014 to 2022. This condition is believed to continue
around the Sumedang Toll Gate and if not controlled can have an impact. Therefore, decisions
regarding regional development require the use of the land value model as input and consideration.
This study aims to model residential land values around the Sumedang Toll Gate with objective 1,
map the pattern of distribution and development of residential land values around the Sumedang
Toll Gate using spatial analysis techniques, target 2 identify the factors that influence land values
using spatial analysis techniques. factor analysis, and target 3 modeling the value of residential
land around the Sumedang Toll Gate using multiple linear regression techniques using the SPSS
application. In addition, this investigation utilizes the Hedonic Pricing Model mechanism to model
land values. The result, the regression model between the independent variables and the dependent
variable. Furthermore, looking at the map of the distribution of land values in 2014, 2017, 2020 and
2022, land values tend to increase around the activity center and the Sumedang Toll Gate, this is
obtained from the research findings of the first target. The resulting regression model Y=
2357913.350 – 1154.909 X3 – 791.603 X5 + 972.311 X9 – 1183.685 X10 + 1146.255 X11 +
6777837.261 D2 + 2366481.881 D3 – 516538.423 D4 . Based on this model, there are 6 variables
that significantly influence the increase in land value including Sumedang Toll Gate, Distance to
Activity Center, Distance to Work Center, building area, land area, and ownership documents. |
