However, village settlements are the root of urban growth in Indonesia, so that the arrangement of an urban area actually needs to pay attention to the existence of kampung as a starting point for planning.
This project is a rental flats development project for two economic classes, namely low and middle income people. The aim of this project is to reorganize the housing and environment as an effort to improve the area and become an example of sustainable housing design in the urban village context. This project is located on Jalan Ahmad Yani, Kebon Pisang, Sumur Bandung, Bandung City with a footprint area of 25,971 m^2. This project was initiated by the Ministry of Public Works and Public Housing (PUPR) which will provide compensation to communities affected by project development in the form of temporary housing during construction and will live back in new housing at the initial location with affordable rental costs.
The design issues of this project are derived from various aspects of reside and inhabit, namely a safe, comfortable and healthy environment (sustainability); community-based design; and village locality. There are several basic design concepts in this project, namely optimizing natural lighting and ventilation, varied social and economic spaces, flexible housing, physical diversity, and mixed income housing.
The project consists of two building masses connected by a common space between them. Each mass represents the social class of its inhabitants, namely low- and middle-income people. The building mass for MBR is 16 floors and 1 basement. While the other masses totaled 14 floors and 2 basements. The building structure used includes conventional beam columns made of concrete. The building envelope is finished with cream colored paint and rooster to create a more diverse urban village atmosphere. This project has KDB 60%, with a total ground floor area of 15,582 m2 and 33.4% ground floor area and KLB 4 with a total building area of 103,884 m2.
