Summary: | Urbanization affects the progress of every class of society, sectors of economic activity, and environmental survival. In Jakarta, which is the center of urbanization, land and buildings on it are mostly controlled by property developers, even reaching hundreds of thousands of hectares. As a result, land and property prices are increasing by an average of 20% per year, which makes them even more unaffordable. Considering land prices, choosing to live in cities supporting Jakarta is the most feasible option. South Tangerang City, one of the cities around Jakarta, is currently massively developing the TOD area so that it has the potential as a site location.
This project is approximately 30,000m2 of land and is in the TOD area of Jurangmangu Station, Kec. Ciputat, South Tangerang City. The housing design is carried out using a housing function development approach in the TOD area whose focus is on housing affordability. In addition, the issue of affordability is supported by a low-cost building approach to design. With various approaches and architectural concepts adopted, this project is hoped to effectively reduce production and maintenance costs while maintaining natural sustainability and social values.
The design issues of this project are taken from various problems that often occur in public housing design, namely the occupancy in mixed-income housing where social segregation often occurs, limited land and increasingly high land prices so the design must optimize existing land, and design that supports affordable vertical house building at design cost. From there, the 3 main concepts of this project were derived, namely efficiency, quality of occupancy, and user interaction.
The mass of the building is made simple to facilitate structural work. To save on construction costs, mass is typically made. Variations are made only in the form of rotation and dilation. Meanwhile, the structure is split in line to avoid cracks and uses a dilatation system. In both building masses, the dilation system used is with 2 columns.
