Summary: | <p align="justify"> Value engineering is a systematic, organized approach to providing necessary functions in a project at the lowest cost. Value engineering promotes the substitution of materials and methods with less expensive alternatives, without sacrificing functionality. It is focused solely on the function of various components and materials, rather that their physical attributes The Value engineering concept will try to be applied to the construction project for the medical faculty building at Duta Discourse University, Yogyakarta. The types of work components that will become the object of research are floor slab structures on floors 1 to 7 by replacing floor slab components using hollow core slabs (HCS).
The analysis process with the value engineering concept is divided into 5 stages, namely the information, creative, analysis, development, and recommendation stages. The information stage is the stage that presents all primary and secondary data needed in a construction project. The second stage is the phase of generating creative ideas which will later be used as alternative solutions based on the required criteria parameters. The analysis stage is the design planning stage that has been produced at the creative stage, calculating costs, time, and still maintaining quality. The development stage contains the results of the analysis phase which will be selected based on considerations that are expected to meet the owner's scale. The final stage, namely the recommendation stage, is the final stage and determination of the value engineering results, and it is hoped that the value engineering team can present the value engineering results which are expected to be approved by the owner, which are then used as the selected alternative.
The results of the value engineering analysis on work items for floor slabs using hollow core slabs on the 1st floor obtained a cost of Rp. 3,675,228.71 for 1 m3 of need, while the cost of corrugated steel deck slabs obtained Rp. 6,271,977.00 for a volume of 1 m3 and slabs conventional floor of IDR 6,628,558.48 for a volume of 1 m3. The results of the cost/worth analysis get a value of 1.1 or > 1. So it can be concluded that there are cost savings in the value engineering analysis of the UKDW Yogyakarta medical faculty building project with hollow core slab (HCS) alternatives and corrugated steel concrete decks as alternative reserves.
