Summary:Pangandaran Regency is one of the regencies on the south coast of West Java with potential beaches spread along 91 km. This is supported by regional development goals to develop world-class tourism. One of the beaches that became a strategic area in the development of Pangandaran Regency is Pangandaran Beach. Pangandaran Beach is also used as an object of sustainable tourism assessment by GSTC. However, in an effort to achieve this, there is no development concept for beach tourism. While sustainable development requires integration between environmental, socio-economic and management aspects. This study aims to determine the potential for Recreational Waterfront development in the Pangandaran Coastal Area in the hope that it can support the achievement of regional development goals. This study was conducted using qualitative and quantitative approaches. The data used was obtained through participatory observation, in-depth interviews and supplemented with secondary data. The analyses conducted on the data obtained were content analysis, qualitative descriptive analysis, spatial analysis, stakeholder analysis and profile matching. The results of the analysis show that social conditions have the most suitable conditions in all indicators, while the physical condition aspect has several things that need special attention such as disaster risk in Pangandaran Beach, availability of sewage channels, and availability of signage. The existing policies do not fully support the achievement because they have not been regulated at a more detailed technical level, as well as management, cooperation and public participation which are still not optimal and still find various obstacles. The final suitability assessment shows the condition of Pangandaran Beach has a suitability at a value of 3.73 out of a scale of 5 which shows that the existing conditions are quite suitable, so that the development of Recreational Waterfront can be done through Redevelopment.
