Kaltim Prima Coal (KPC) and its contractor and subcontractor employees, is currently devoid of visitors. This thesis seeks to identify genuine problems and determine the best business line for Town Hall, as well as how Town Hall can compete with other popular places to visit in East Kutai and regain its status as the top choice. The research method combines qualitative and quantitative descriptive techniques. Through the distribution of questionnaires, interviews, field observations, and literature reviews, data was collected. For qualitative analysis, data is processed via Stakeholder Analysis, Kepner-Tregoe Analysis (K-T Analysis), 5 Whys Analysis, Porter's Five Forces Analysis, and Value Co-Creation Analysis; for quantitative analysis, data is processed via Analytical Hierarchy Process (AHP) Analysis. The results of the study indicate that based on AHP calculations, the Town Hall should prioritize the Sports Center as the primary development option, followed by the Culinary Area and Hangout Places. Then, based on Porter's Five Forces, the Town Hall is at the Moderate level, or it can be contested again to compete as a place to visit, despite the difficulty of the path. And ultimately, the authors of this study suggest employing the Value Co-Creation Analysis framing to transform Town Hall into sustainable visitor destinations. text |
