SUSTAINABLE BUSINESS HEADQUARTERS DESIGN WITH A LOW ENERGY BUILDING APPROACH

Buildings generate 50% of the total energy expenditure in Indonesia, and approximately 50-60 percent of energy use in buildings is attributed to the processes required to create an artificial indoor climate through heating, cooling, ventilation, and lighting. A sustainable business headquarters design with a low-energy building approach focuses on creating an environmentally friendly and energy-efficient workspace. This design approach aims to minimize energy consumption, reduce carbon emissions, and promote a healthy and sustainable work environment. By integrating various strategies and technologies, a sustainable head office can achieve significant energy savings and contribute to a greener future. This project is located on an area of 12,156 m2 located on BSD Green Office Park, BSD City, South Tangerang which is the first and only green office complex within the city. The design of this project is based on several architectural approaches, which are divided into two main issues: low-energy buildings and buildings with a sustainable work environment. The design of low-energy buildings adheres to several building energy efficiency standards, including the International Energy Conservation Code (IECC), ANSI/ASHRAE/IES Standard 90.1, ANSI/ASHRAE Standard 55, ANSI/ASHRAE Standard 189.1, and the Energy Efficiency Handbook for Building Design in Indonesia. Meanwhile, the theory of a sustainable work environment is based on research conducted by Candido et al. (2019), who identified the key drivers behind worker satisfaction, perceived productivity, and health in open offices, while also understanding common design elements in high-performance workspaces. In this project, a constrained multi-objective optimization simulation was conducted using the NSGA2 algorithm with DesignBuilder software. The simulation aimed to calculate a cost-benefit analysis that considers the best combination for building energy emissions, thermal comfort limits, and optimal costs for creating high-performance building envelopes (high-performance façade), while also maintaining the iconic aspect of a business headquarters. text
