In rail-based development, this will be successful if the center of community activity is concentrated in a mixed land area. The development and investment of public transport, especially rail or trains, requires substantial public funds, including its operation. Other potential income (non-fare box) for train operators as well as for the public or government. Infrastructure financing by financing the LVC mechanism, in this infrastructure financing scheme already exists according to spatial regulations (incentives and disincentives) and this financing scheme is one part of from the LVC scheme. In the results of the analysis of the year the Lebak Bulus MRT was operating, it shows that the Lebak Bulus MRT station is a variable that contributes to the increase in NJOP every year, which means that the Lebak Bulus MRT Station contributes to the increase in NJOP, looking at the conditions in the analysis, we can simply see that the condition of the area has an influence on increase in land value of a location. It is these regional factors that we can examine how these factors can then be activated to become alternative sources of financing for the TOD area through one part of the Land Value Capture (LVC) strategy. text
