According to the data from the Indonesian Central Statistics or Badan Pusat Statistik (BPS), the estimated number of Generation Y is 69.78 million individuals, comprising approximately 25.87% of the total population of Indonesia. Similarly, Generation Z is estimated to be 75.41 million individuals, accounting for around 27.94% of the overall population (BPS, 2020). These two generations have been raised in an era of technological advancements, internet connectivity, and social media, which have significantly influenced their communication, learning, socialization, and work patterns. Furthermore, Generation Y and Generation Z exhibit different values, aspirations, and preferences across various aspects of life, including their choices for housing and place of residence. The objective of this study is to examine the relationship between the socio-economic characteristics of Generation Y and Generation Z and their housing preferences in the city of Bogor. The research employs a non-probability sampling technique using convenience sampling, with a total of 219 respondents comprising members of Generation Y and Generation Z. The analysis utilizes quantitative methods, including descriptive statistical analysis and association analysis using the Chi-Square test with Creamer's V method. The theoretical framework applied in this study is Residential Mobility, which elucidates how individuals make decisions regarding their settlement and housing choices based on their preferences and needs, influenced by socio-economic factors such as education, occupation, income, marital status, and family size. The research findings indicate that, on the whole, socio-economic characteristics do not significantly correlate with the housing preferences of Generation Y and Generation Z in the city of Bogor City. Out of the 35 tested relationships, 22 relationship analyses for Generation Y and 32 relationship analyses for Generation Z demonstrate a lack of significant association. In cases where a relationship exists, its strength tends to be weak. The dominant preference of both Generation Y and Generation Z is to own a residential property located in the city center, in the form of landed houses with building sizes ranging from 80 to 150 square meters and land sizes ranging from 200 to 600 square meters. Additionally, the preferred specifications include a minimum of 3 bedrooms and 2 bathrooms. In conclusion, the housing preferences of Generation Y and Generation Z in the city of Bogor are not heavily influenced by socio-economic characteristics. These generations are inclined to select housing options that align with their personal preferences. The research findings can serve as a reference for stakeholders in planning housing development in Bogor, with the aim of meeting the needs of Generation Y and Generation Z, who represent a potential market in the future. This is crucial for future-oriented housing planning that considers evolving market demands and trends. text |
