The negative impact of gentrification is the occurrence of population change (displacement). Positive gentrification occurs when people can adapt to the changes that occur. The Setiabudi (Kuningan) Golden Triangle area in Jakarta is an area located in the heart of Jakarta and will be projected as an international standard integrated commercial area with a superblock concept. The development of Jakarta, which has reached a saturation point, shows the features of gentrification that have occurred in the Setiabudi Golden Triangle area, especially the Karet Kuningan Village. Residents choose to move out of the area because they are affected by rising land prices, growing commercial activities, increasingly expensive living costs, and mortgaged land due to property market pressures. The process of gentrification is closely related to the trigger for the entry of gentrifiers/middleclass people who shift to local communities. The process of gentrification in the Southeast Asian context began to be studied in the mid-2000s. But gentrification is still not completely unraveled in the context of large-scale development centers in the city center. This research will reveal the triggering actors, the gradual process, and the consequences of gentrification. Qualitative methods are used through deep dimensions (purposive and snowball). The gentrification that occurred in Karet Kuningan took place in two waves: in the 1980s and 2000s as the upper middleclass immigrants increased. There are at least three patterns of gentrification: stateled, classic, and commercial. Gentrification is rapidly occurring in both governmental and commercial forms of gentrification. Classical gentrification occurs slowly following infrastructure development and commercialization with the influx of a new upper middle class. Local residents can adapt to development pressures but the next generation tend to choose to move outside the area. text
