Summary: | <p align="justify">The need for office that facilitate modern hybrid work system was important in this postpandemic phase. An office in Cibubur was architecturally designed to facilitate that need, with characteristics such as composited from wide and connected room. The design for that two story office was created in this final project, in addition of one story basement. The structural component used for the design was concrete with a maximization on the use of precast elements, and steel for the roof. Scope of this final project insist : design and erection planning of concrete slab, concrete beam, and prefabricated steel structures, also planning for dewatering and excavation and the construction cost estimation. Dewatering system used in this construction was two side linear wellpoints with total discharge of 1,6 m3/s. Concrete slab used for the design was 100 mm thick solid half slab, with with variety in the shape and dimension, and some of it were irregular. The overtopping for the concrete beam was 150 mm. Slabs and beams were designed with nonprestressed rebar. Crane planned to be used in this construction was 90-ton capacity Sany STC900T5. Construction cost was estimated at Rp 33.862.517.228,00 and the unit area cost was Rp 14.722.834,00/m2.
