Previous research and practice of code in Indonesia only consider parameters such as total square meter of building area (TLL) and number of storey (JL) as significant parameters in estimating construction cost of a building at its preliminary planning stage. It true that those parameters are known and proved to be significantly related to the cost of building construction, but those only represent scale of project. Those TLL and JL are still believed do not 100 percent represent relevant and significant parameters to be considered in estimating construction of building cost, there might be other potential parameters to be explored and discovered. Therefore, a parametric cost estimate model which includes other possible and relevant parameters is needed in order to improve the accuracy of the estimate. This research is conducted to investigate the potency of Building Facility Ratio or RFG as additional parameter to be included in parametric cost estimating. Besides, RFG parameter can be used also as a macro indicator to measure the efficiency of a planned building since at preliminary stage the micro indicators are not available yet. By including RFG parameter into parametric cost estimate model, hopefully, the accuracy of conceptual cost estimate of a building project could be improved. <br /> <br /> <br /> Due to nature of various data set, consistency was made to produce a more homogeneous project population. Consequently, some of them are removed from data set, reducing to 32 data for model development of 71 project data set. The historical data refined is extracted to be used for future model validation that are randomly selected. <br /> <br /> <br /> This research is approached by using multiple regression analysis. Numerous building parameters identified (TLL, JL, and RFG) are constructed as the parametric cost equation to estimate total building cost and the cost of buildinn per square meter. It is evident that all parameters are signficant and the final R for total cost building is 0,9545, meanwhile the cost of building per square meter is 0,4387. A high R2 indicates the model has the best fit for estimate total building cost of conceptual cost estimate. Furthermore, RFG is significant parameter for predicting cost as 9,21 percent while increasing 0,1 of RFG.
