description Sejahtera Land, like numerous other real estate developers, has encountered significant project management challenges, particularly during two crucial stages: project initiation and project execution. During the project initiation phase, the company faced hurdles due to inadequate project research, especially when launching the second cluster. This led to a noticeable decline in sales, with only 3-5 houses sold per month compared to the successful first cluster, which achieved an impressive sales record of 20-30 houses per month. This decline in sales underscored the importance of meticulous research and strategic planning at the onset of projects. It highlighted the need for a comprehensive understanding of market demands, customer preferences, and competitive analysis. By conducting in-depth research and analysis, Sejahtera Land could have identified potential challenges and opportunities more effectively, thereby enabling them to craft a well-informed and customer-centric approach for the launch of the second cluster. A thorough investigation into market trends, customer preferences, and economic factors would have empowered the company to adapt its strategies accordingly and align them with the ever-changing real estate landscape. In the project execution phase, Sejahtera Land has grappled with recurring delays in delivering housing units, which had detrimental effects on the overall progress of the project and caused frustration among stakeholders and customers. The primary contributing factors to these challenges have been poor coordination among teams and ineffective communication within the project management team and with stakeholders. These issues have hindered both the smooth initiation process and the efficient progress of construction, leading to delays in project completion and subsequently resulting in customer complaints. To overcome these obstacles, it is crucial for Sejahtera Land to adopt a systematic approach that addresses these project management challenges. This approach includes establishing clear communication channels to ensure effective information flow among all stakeholders. Implementing effective monitoring systems will enable better tracking of project progress and identifying potential issues early on. Adherence to high-quality standards throughout the project will help maintain consistent construction standards and improve overall project outcomes. Furthermore, building strong customer relationships by providing regular updates and addressing concerns promptly will enhance customer satisfaction and trust in Sejahtera Land's services. The evaluation of project management practices for Sejahtera Land holds significant importance for various stakeholders, including Sejahtera Land's management and customers. Through conducting a comprehensive evaluation, this research aims to identify the underlying challenges faced by Sejahtera Land and develop practical strategies to mitigate them. Improved transparency and proactive measures to address customer needs will enhance the overall customer experience. Moreover, the research contributes to advancing project management practices in the real estate industry, ensuring successful project outcomes, and fostering stakeholder satisfaction. This research will employ a qualitative methodology that combines interviews with relevant stakeholders and an extensive literature review. The interviews will delve into specific project management challenges faced by Sejahtera Land, providing valuable insights into their root causes. The literature review will provide a theoretical foundation, exploring best practices and frameworks in real estate project management. The findings from both the interviews and the literature review will form the basis for practical recommendations to improve project management practices. The outcomes of this research will assist Sejahtera Land's management in addressing their project management challenges and improving project outcomes. By implementing the recommended strategies, Sejahtera Land can enhance their project delivery process, reduce delays, and improve customer satisfaction. On the other hand, customers will gain a deeper understanding of the measures implemented by Sejahtera Land to address project management challenges, leading to increased satisfaction and confidence in their services.
