In addition, community expectations play a role in determining price variations
through the anticipated impact of development. High-speed rail is one of the most
widely built modes of transportation in countries around the world. The existence
of high-speed trains can reduce travel time, reduce travel costs, and increase the
ease of inter-city transportation in various regions, including increasing land
values. Jakarta-Bandung High-Speed Rail is the first high-speed rail in Indonesia
that connects the Jakarta-Bandung corridor with 4 stations, one of which is the
Karawang High-speed Rail Station. KCJB has been built since 2016 and is still
under construction. Currently, the effect of the presence of the Karawang HighSpeed Rail Station on land prices and community expectations of land prices is
unknown. This study uses content analysis to determine the factors that influence
land prices and people's expectations of land prices, then ordinary least squares
regression analysis is conducted to determine the model of changes in land prices
and land prices expected by the community around the Karawang HSR Station. The
results of this study indicate that 3 variables affect land prices around the
Karawang High-Speed Train Station, namely the width of the front road, land use,
and the distance to the nearest educational facility. In addition, 3 variables affect
the land price expected by the community, namely education, land selling plans,
and land function plans in the future. The existence of the Karawang High-Speed
Rail Station has not had a significant effect on changes in land prices and land
prices expected by the surrounding community. |
