Summary:The history of an urban heritage and all the people involved in it can be interpreted as an urban heritage area. The city government's aim in designating this historic area as an urban heritage area is to maintain the historical value of the area. The historical value of an urban heritage area is one of the factors that attracts people to visit and carry out activities in the area. The attractions in an area can be categorized into tangible (physical) and intangible (non-physical) attractions. These attractions need to be identified before public opinion can be obtained to determine future development steps for the area. One method that is often used to develop conservation areas is tourism. With proper management, urban heritage tourism can be used as a tool to maintain or preserve cultural heritage in urban heritage areas. One example of an urban heritage tourism object is a settlement area that is divided based on certain ethnicities, such as Chinese ethnicity settlement area or Chinatowns. The aim of this research is to explain the physical (tangible) and non-physical (intangible) elements that have the potential to become tourist attractions in urban heritage tourism (UHT) as well as the opinions of visitors and residents regarding these elements in the Ketandan Chinatown area. The method used in the research is a mix method. Qualitative methods are used to identify and classify the potential attractiveness of regional tourism objects in the Ketandan Chinatown area. Quantitative methods are used to carry out correlation analysis. This analysis was used to explain the opinions of visitors and residents regarding the attractions that have been identified and classified. The results of this research show that the attractions that are most correlated with visitors' desire to visit and revisit are the physical (tangible) tourism objects and the area’s population activities (settlement and trade). Meanwhile, for residents, the attractions that most influence their approval of regional development are physical (tangible) tourism objects as well as non-physical (intangible) tourism objects, in the form of the Yogyakarta Chinese Cultural Week (PBTY) festival activities. Visitor interest and resident approval still need to be supported by development of elements that have very weak correlation values, especially the basic elements of urban design, namely access, circulation, and parking elements.
