However according to property valuation report of Koperasi XYZ, done by PT. ABC Appraisal, Graha Ciumbuleuit with market value of Rp. 13.798.767.500,- is only able to offer net profit below bank's fixed deposit rate. <br /> <br /> <br /> <br /> <br /> <br /> <br /> This final thesis focuses on analysis for sales of Graha Ciumbuleiut, a 10 billion rupiah asset; increasing its value by making re-investing activities. There are two viable alternatives which can be done by Graha Ciumbuleuit, i.e. exclusive residential place for rents and a 3-star hotel. The methods used for this valuation computation are Discounted Cash Flow (sensitivity analysis and scenario analysis), as well as comparative analysis. <br /> <br /> <br /> <br /> <br /> <br /> <br /> From the analysis, it was concluded that investment on exclusive residential place offers the highest value, compared to either a 2-star hotel or sales of Graha Ciumbuleuit. <br /> text |
