As demographics shift from a predominance of the productive age group to an increasing elderly population, there is a growing need for specialized housing for seniors. Traditionally, such housing in Indonesia is associated with retirement homes. However, many middle- and upper-class elderly individuals are now seeking residential facilities that provide environmental support to help them remain active and socially engaged in their later years. Unfortunately, the current supply of such housing is inadequate to meet this demand. To address this gap, CONELCASA was conceptualized—not merely as a residential facility, but as a comprehensive community for the elderly, equipped with health support services and wellness care. CONELCASA aims to provide the best possible experience for its residents through a user-centered design approach that emphasizes a healing environment and therapeutic architecture. The implementation of this concept includes indoor housing designed specifically for the elderly, community spaces both indoors and outdoors, and a surrounding garden that serves as a sensory therapy tool, engaging the senses of smell, sight, touch, and hearing. In addition to being tailored for senior living, CONELCASA's supporting facilities also include meeting rooms and a family hotel, enhancing the overall community experience. Beyond the architectural design, CONELCASA addresses the practical aspects of real estate development, such as investment feasibility, construction costs, and payback times, ensuring that the project is financially viable and sustainable. text |
