To address this issue, the proposed strategy is the development of mixed-use housing in areas integrated with the existing public transportation system. The aim of mixed-use housing development is to create neighborhoods that not only serve as residential spaces but also offer commercial facilities, offices, and recreational areas within a single environment. These areas are designed to enable residents to conduct daily activities without relying heavily on private vehicles. Transit-oriented mixed-use development will provide easy access to public transportation facilities such as railway stations, bus terminals, or dedicated mass transit lanes. This approach aims to stimulate the use of public transportation, reduce the number of private vehicles entering the city, and effectively alleviate congestion. Furthermore, the development of transit-oriented areas can promote sustainable lifestyles by providing facilities for pedestrians and cyclists, thereby reducing the reliance on private car mobility. The project entails a mixed-use building in the Blok M TOD (Transit-Oriented Development) area, characterized by high activity intensity but surrounded by low-density residential settlements. Analysis of this issue identifies three main challenges: integrating functions to reduce user mobility, addressing additional concerns about a creative and productive transit-based environment tailored to the characteristics of the Blok M TOD area, and implementing restorative architecture in densely populated areas in line with the goals of "Green Creative Hub" TOD Blok M. text
