Literally, TransitOriented Development (TOD) areas are designed to play a significant role in facilitating mobility and connectivity for the community. Planning and managing TOD areas are crucial to ensuring efficiency, effectiveness, and quality of life not only for residents but also for visitors. Therefore, this study aims to analyze the factors influencing the quality of life of residents in TOD and Non-TOD areas in DKI Jakarta, focusing on residents living in these areas using five research variables: quality of life, psychological conditions, physical conditions, social relationships, and the environment, with 22 indicators. The method used to achieve the research objectives is multiple linear regression. The study results show that there are six factors that serve as dependent variables in influencing residents' quality of life, namely residents' well-being, satisfaction with surrounding facilities, residents' mobility, social interactions, residents' activities, and satisfaction with the environment. The analysis results demonstrate that these six factors significantly influence the improvement of residents' quality of life in TOD areas compared to Non-TOD areas. These influencing factors are expected to serve as evaluation materials to enhance the quality of life for residents in TOD and Non-TOD areas in DKI Jakarta. text
