Summary:The provision and planning of infrastructure in the field of transportation that is increasingly massively developed can contribute to an increase in land value. One form of new infrastructure that is currently being developed is high-speed rail (HSR), which are considered effective as a means of mass transportation due to their advantages in speed and energy efficiency. The Jakarta-Bandung High-Speed Rail (KCJB) is the first high-speed rail project in Indonesia that has been initiated since 2015 and has been operating since 2023. KCJB connects the Jakarta-Bandung corridor with a total of 4 stations, one of which is Halim High-Speed Rail Station. Based on various previous studies, the provision of infrastructure, especially in the form of investment in transportation modes such as HSR, can not only improve accessibility to activity centers and reduce transportation costs, but also have a capitalization effect on land prices. Currently, the effect of Halim High-Speed Rail Station on surrounding land prices is unknown. Therefore, a study is needed to explain the effect of Halim High-Speed Rail Station as part of the Jakarta-Bandung High-Speed Rail (KCJB) project on surrounding land prices. This study uses content analysis to determine the factors that influence land prices based on the Hedonic Pricing Model (HPM) and spatial regression analysis with spatial lag model and spatial error model to determine the land price model around Halim High-Speed Rail Station. The results of this study show that there are 8 variables that affect land prices around Halim High-Speed Rail Station, namely, KDB, KDH, physical infrastructure vulnerability, distance to the nearest hospital, distance to the nearest junior high school, distance to the nearest toll gate, distance to the nearest public transportation stop, and road width. The final result shows that the presence of Halim High-Speed Rail Station does not significantly affect the surrounding land prices.
