ADAPTIVE REUSE OF SHOPHOUSES IN OLD COMMERCIAL AREA (CASE STUDY: THE 1970S SHOPHOUSES IN THE OLD PASAR BARU SUB-DISTRICT, MEDAN CITY)

Adaptive reuse is usually applied for abandoned or less-functioned buildings, such as those found in many shophouses in the city center area. As a vital typology that contributes to economic activity, the construction of shophouses is increasingly widespread and the meaning of shophouses is shifting to economic interests, rather than their historical value. Therefore, the aim of this design thesis is to create a design simulation regarding building adaptive reuse as part of the design principles and criteria. The design issues in this thesis focus on answering design problems related to flexibility, social interaction space and accessibility. The scope of buildings used as the study object for adaptive reuse design is a row of old non-cultural heritage shophouses, which was built in the post-independence period (1970s). The building is located in the old market area Pasar Baru sub- district, Medan City. By design, adaptive reuse takes into account of use conversion, physical change and its flexibility. Besides, adaptive reuse also pays attention to the building potential and challenge. The design method begins with a theoretical study of adaptive reuse and shophouse typology in general. The theoretical study are complemented by study of design case precedents and field study. The conclusion of the study produces design criteria and a new function program for adaptive reuse and is summarized into a design concept. “KOLABORUKO” is the result of an exploration of design adaptations for shophouse buildings to solve flexibility, social interaction and accessibility design issues. The idea of “KOLABORUKO” consists of determining the level of intervention from combining shophouse units into one integrated design with adaptive reuse. text
