Dublin is currently facing a housing supply crisis and suboptimal land use despite having significant potential. By adopting the up-zoning concept, where zoning regulations are modified to allow for higher building heights and densities, it is expected to improve land-use efficiency while providing solutions to the increasing demand for housing. The methodology used in this study involves a fragmental approach, including an in-depth analysis of the existing conditions of the area, comparative studies with other regions that have successfully implemented up-zoning, and design simulations to test various planning scenarios. The study also considers social, economic, and environmental aspects to ensure that the redesign of the area not only focuses on increasing density but also on enhancing residents’ quality of life and environmental sustainability. The results of this study indicate that the implementation of up-zoning in the Grand Canal Dock area has the potential to increase housing capacity by up to 50% without compromising the quality of public spaces and the environment. This redesign can also accommodate various types of housing, ranging from apartments to mixed-use developments, which can support social diversity and economic dynamics in the area. The study recommends the implementation of the up-zoning concept as a long-term strategy for more efficient and sustainable urban development. text
