Summary: | Transit oriented development (TOD) is a community development in area with
mixed-use orientation that aims to encourage residents to live within walking
distance of transit nodes; reduce dependence on the use of private vehicles; create
an integration of urban space that unites people, activities, buildings, and public
spaces in one compact area; and create good connectivity inside and outside the
area. Although it has been implemented in many cities, transit oriented development
still needs to be carried out by considering the normative principles and local
characteristics of the planned area. Martadinata area is one of the potential
locations proposed to be developed with the TOD concept in City of Bandung, but
there has been no specific plan created to realize the proposal. Based on this, the
formulation of Martadinata transit oriented development area’s design concepts
was carried out as an effort to formulate its specific plan.
The design process was carried out using fragmental method and optimizing
techniques. Data collection is carried out through field observations, literature
reviews, and additional observations using application assistance. The analysis
methods used are qualitative descriptive analysis and site analysis. The design
concepts of Martadinata transit oriented development area are to provide land use
in the form of housing, commercial, office, and public open space in vertical
building blocks to create a dense mixed-use area; provide transportation nodes that
integrate light rail transit, city buses/bus rapid transit, and angkutan kota,
connected with other land uses in the area through pedestrian and cyclist paths,
and assign it as the center point of the area; provide a pedestrian and cyclist
circulation network equipped with adequate supporting facilities; and provide
green and non-green public open spaces that are active, attractive, and operate all
day long. |
