EVALUATION OF AFFORDABLE HOUSING DEVELOPMENT IN BANTUL REGENCY BASED ON SATISFACTION AND LIVABILITY ANALYSIS

Poverty in Bantul Regency remains relatively high, and population growth exacerbates issues of poverty and unemployment. Low-income communities (MBR) and residents of informal settlements require affordable and decent housing. The continual rise in land prices worsens this problem. To address the housing needs of MBR and reduce slum areas, Bantul Regency is developing Rumah Susun Sederhana Sewa (Rusunawa). This study aims to evaluate whether Rusunawa meets livability standards and assess resident satisfaction with the provided facilities. Using a comparative study approach, primary data were collected through surveys and questionnaires at four Rusunawa locations, while secondary data were obtained from related documentation and reports. The research sample was selected using purposive sampling to ensure accurate representation. Analysis results show that although adequate housing has been provided, issues related to livability persist concerning family size, floor coefficients, and shared facilities. Most of Rusunawa Projotamansari meets the standards, but some aspects of Rusunawa Projotamansari III do not. Resident satisfaction is generally good. However, variables such as age, gender, and income do not significantly affect satisfaction. The study suggests the need for adjustments in livability aspects and facilities to improve residents' quality of life. Continuous monitoring and evaluation of Rusunawa development are essential to ensure that housing effectively and sustainably meets community needs.
