Summary:The shift of urban activity centers to other areas has caused the Bandung city center to experience a decline in commercial activities. This area reflects another side as an old city center that has declined in business, been abandoned and is no longer a choice for new enterprises. Meanwhile, the strategic location factor makes this area have high land price. By adopting the rent gap theory, which highlights the difference between actual value and potential value, this research aims to analyze the relationship between the decline in commercial activities in Bandung city center and the spatial pattern of land prices. The objectives of this research are to identify the factors influencing the decline in commercial activities in Bandung city center, to identify the spatial pettern of land prices and to describe the relationship between decline in commercial activities and the spatial pattern of land prices. A mixed-methods approach in this research is used to describe variables that are considered to indicate decline in commercial activities both numerically and spatially, and then to use descriptive analysis to explain their relationship with the spatial pattern of land prices. The decline in commercial activities in Bandung city center are caused by high rental prices, a decreasing population, suboptimal investment and les intensive land use for commercial. The rent gap theory explains that although the Bandung city center is experiencing a decline in commercial activities, land prices remain high due to its long-term potential and still attractive strategic value
