This phenomenon typically occurs in areas surrounding universities, whose presence significantly influences the characteristics of their environments. While previous studies, particularly in Indonesia, have highlighted the stages of the studentification process, there has been limited exploration of how university development impacts changes in the surrounding area's characteristics. This study aims to explore the dynamics of university development and its influence on demographic, social, and economic transformations during each phase of the studentification process. The study takes Ciumbuleuit, Bandung, as its case study area, given the significant changes that have occurred since the establishment of Parahyangan Catholic University (Unpar). Using a historical approach and mixed methods involving qualitative descriptive and descriptive statistical analysis, this research identifies four phases of studentification: (1) pre-studentification, (2) the surge in student population, (3) student population dominance, and (4) the establishment of area identity. The findings reveal that university development drives demographic changes marked by the displacement of local communities, economic diversification dominated by student-oriented businesses, and a decline in social interaction between students and local residents. This research provides a more holistic understanding of the dynamics of studentification, particularly within the Indonesian context, and highlights the contribution of university development to the transformation of surrounding environmental characteristics. text
